Design Impacts Framework: Phase II – The Tile House

In 2021, DIAC published its Design Impacts Framework to demonstrate how positive design interventions in Placemaking can be assessed and measured. In the second phase of this research, DIAC is applying the Framework to projects in other disciplines.

As bungalows and other older houses are demolished, the number of single family residences built in Toronto is growing. But not very many are distinguished by innovative design. The Tile House by architects Kohn Shnier is different.

Replacing an older home on a modest site in a popular neighbourhood, the architects had a vision to create a dwelling that would make a bold statement and yet mesh with the streetscape. The house features rustic red tile as the main cladding material for both the outer facade as well as for the roof. The colour is reminiscent of the red brick used for so many of Toronto’s early twentieth century homes. This striking red tile exterior creates a model or brand for the house that could well inspire other architects to think less conventionally about new home construction in Toronto.

The design reflects practical functionality and careful attention to the lifestyle of the clients who commissioned the project. The family includes members who live in the house intermittently, hence a system that allows for open and contiguous spaces generally, with privacy when needed. Conventional doors have only been used for the bathrooms.

The house demonstrates sensitivity to the environment and to the unusual typology of its site. The living areas have been stacked on several levels to the rear and positioned to overlook a treed ravine beyond the back garden. A terrace on the top level is situated to absorb the sunlight as is the home office at the front of the house by the entrance.

With its colourful cladding, great views, airy interior and adaptable living and working space, the house promotes the mental and physical health and wellbeing of its occupants.

The Tile House is one of only eight winners of the OAA’s 2022 Design Awards of Excellence.
